Guerdon Modular Buildings - Instalación de Retiro

Aunque se trata de un edificio modular, el uso inteligente del espacio hace que resulte difícil distinguirlo, sobre todo al caminar por un pasillo curvo que cruza en diagonal cinco módulos. La abundancia de carpintería y los acabados de calidad demuestran que la construcción modular ha superado con creces el estigma negativo de las casas prefabricadas baratas.

El proyecto empezó a construirse en mayo de 2016, al mismo tiempo que se iniciaba la producción de los módulos, y abrió sus puertas un año después de esa fecha. Las múltiples innovaciones modulares permitieron acelerar el calendario inicial. La producción en fábrica y la preparación del terreno se realizaron simultáneamente. La producción en fábrica de los 54 módulos (51 para el edificio principal y tres para un edificio administrativo) se completó en solo 35 días. Se construyeron dieciocho secciones de tejado sobre los cimientos (antes de que los módulos llegaran a la obra) y luego se retiraron con grúa de los cimientos para dejar paso a la colocación de los módulos. La grúa realizó 90 recogidas durante los 9 días que duró la instalación, con un total de 54 módulos instalados y 36 recogidas de la grúa de la cubierta.

Muchos promotores recurren a la construcción modular para ahorrar costes. En este proyecto se buscaban ventajas económicas en términos de rapidez de comercialización, pero el objetivo principal eran las altas tolerancias y la calidad de los acabados. Una gran atención al detalle, junto con acabados como el mármol, la madera a medida y los armarios, tienen un gran impacto en el usuario final en un momento crítico de su vida. La construcción modular permite supervisar la calidad y controlarla para alcanzar ese alto nivel.
